A well manicured yard is very important in making
a good impression. This is the first thing that prospective buyers see.
I have had buyers that refused to even get out of
the car because of a poorly maintained yard. Make sure that the lawn in good
condition, well trimmed and a few flowers can dress up the appearance. Too
many plants and flowers can do more damage than good. Put toys and unnecessary
items away.
"Curb Appeal" is very important. Before you show,
walk across the street and get your own impression. Get a friend or your
Realtor to do the same.
Inside:
Clutter: Clear countertops
of anything that can be put away. Remember tastes vary and you are trying
to sell your house not your personal preferences. Be sure that all walkways
are clear. This makes your home appear more spacious. If you own too much
furniture, store some of it.
Lighting: The lighter your
home shows the better. Natural light is very flattering, so open drapes and
window treatments. Turn on lamps.
Atmosphere: Soft music
can help to set the mood. Scented candles or freshly baked bread make a good
impression.
